What our name stands for

The acronym PKNS on this site has a simple, descriptive meaning. It is the geographic scope of our editorial coverage, condensed into four letters.

That's it. The two cities where we cover every new launch and curate every featured tradesperson. The "N" is shorthand for "and" — the way Malaysians actually write it on signs and shop fronts. Property KL N Selangor.

Everything you read on this site — from a launch listicle in Cheras to a plumber pick in Petaling Jaya — falls inside that geographic envelope. If it isn't in KL or Selangor, we don't write about it.

We track every new launch in KL and Selangor — condominiums, serviced apartments, landed homes, and mixed-use projects — and organise them by area, price band, and developer. Every listing is fact-checked against the developer's own materials and cross-referenced with sales-gallery visits where possible.

Home-service directory

Buying a home is one thing. Settling in is another. We curate the best plumbers, electricians, cleaners, pest-control teams, aircond technicians, and renovation contractors across the Klang Valley using a six-signal ranking method (more on that below) so you don't have to gamble on Google reviews alone.

How we curate

Whether it's a property launch or a tradesperson, every listing passes through the same editorial filter before it reaches the site.

  1. Source the long list

    Property launches: developer announcements, sales-gallery visits, Bursa filings, town-planning approvals. Service providers: Google Maps, Facebook, regional directories, and word-of-mouth from past customers.

  2. Apply quality filters

    For services: minimum 4.0★ rating, minimum 10 verified reviews, operational status confirmed. For launches: developer track record, completion certainty, and price-per-square-foot reasonableness against the area benchmark.

  3. Rank with six signals

    Customer rating (30%), review volume (25%), coverage breadth (15%), service breadth (10%), listing completeness (10%), local relevance (10%). The methodology is the same one trusted local-business indexes use — and we apply it identically to every category.

  4. Write it up, plainly

    No "premium" or "luxury" filler unless it actually applies. We surface the trade-offs, name the competitors, and tell you who a place isn't right for. If we wouldn't recommend it to a friend, we don't recommend it to you.

  5. Update on a cycle

    Property launches refresh quarterly; service-provider listings refresh every six months at minimum, sooner when a category sees significant change. Outdated listings are removed, not buried.

I'm a tradesperson. How do I get listed?
You do not apply — we surface candidates through public review platforms, customer recommendations, and operational checks. If you want to be considered for a category we have not yet published, write to our editorial inbox with your service area, license details, and review profile links. We will queue you for the next refresh of that category.
I'm a developer. How do I submit a launch?
Send your project sheet, official price list, sales-gallery contact, and confirmed completion date to our editorial inbox. We do not guarantee inclusion — submissions are weighed against the same criteria as launches we discover ourselves — but every credible submission gets a review.
I found a mistake in a listing. How do I report it?
Email our editorial team with the URL, the specific error, and any supporting documentation (e.g. an updated price list, a corrected phone number, a screenshot of the developer's official site). We respond within five working days and amend listings where the correction is verified.
Do you cover areas outside KL and Selangor?
Not yet. The "PKNS" in our name is literal — Property Kuala Lumpur N Selangor. Penang, Johor Bahru, and East Malaysia are excellent property markets, but they sit outside the editorial envelope of this site. If we expand, we will say so on this page first.
How often do you refresh the listings?
Property launches: quarterly, with completion-stage updates monthly when a project is approaching handover. Home services: every six months at minimum, with category-by-category refreshes as soon as a meaningful shift in the rankings appears.
